LEASE TERMS AND CONDITIONS :

6- The tenant will pay the first month's rent upon signing the lease.

7- The tenant acknowledges that he/she must make the name change for the Hydro-Quebec connection on the first day of rent.

8- The tenant will also be responsible for clearing snow from the front door and rear balcony.

9- All tenants will be required, at their own expense, to submit to a full background check, including: credit, criminal history, proof of employment or income, previous landlord's references, and Régie du Logement history. These checks will be carried out by Trustii. The promise to lease will be conditional on the landlord being satisfied with the results of these checks.

10- All structural changes must be approved by the owners, such as :
- drilling holes
- painting
- installing or fixing objects on the wall, ceiling or floor

11- All necessary repairs must be carried out by suppliers approved by the owners and paid for according to liability.

12- Tenants are responsible for the proper maintenance of heating, air conditioning and appliances, and must follow the owners' cleaning instructions.
