The tenant must provide proof of civil liability insurance ($2M) to the owner for the entire duration of the lease.

Conditional on verification of credit report as well as agreement to sign a payment habits verification form and reference checks if necessary to the satisfaction of the owner.

No pets are allowed in the condo.

NO SMOKING.

The tenant is not authorized to sublet or transfer a lease without the written authorization of the landlord.

Tenant agrees to submit post-dated checks for the entire term.

If at the end of the term the lease is not renewed, the tenant must honor all visiting requests from all potential new tenants, for whom 48 hours notice will be given.

The tenant must not, and must not allow anyone, to smoke tobacco, cannabis or any other substance in any interior part of the premises, common areas or the property of which they are part.

The tenant must return the unit to its original condition at the end of the lease with all keys.

It is prohibited to install or remove a subdivision, to hang wallpaper, to use dark paint on walls, ceilings and door frames and to change locks.

The tenant agrees to plug all holes in the walls at the end of the lease.
