10.2 Brokers are required to conduct a credit check at their own expense, subject to approval by the OWNER. All promises to lease must be accompanied by proof of income for each tenant.

10.3 The CORPIQ "Application for Tenancy" form replaces the document as indicated in clauses 9.2 and 9.3 of the Residential Tenancy Promise.

10.4; pets are not allowed and Airbnb is prohibited. In the case of subletting, landlords must approve tenants.

10.5 When signing the lease, the tenant must provide proof of tenant's insurance (including public liability). Tenant's insurance (including public liability) must be provided and must remain in force for the duration of the lease. The Lessor will receive a copy annually.

10.6 The first instalment is payable on signature of the lease by cheque made payable to RE/MAX 2000 INC or by electronic transfer (according to building rules). Additional rent will be due on the 1st of each month by electronic transfer, otherwise by cheque payable to the owners.

10.7 - The rules are part of the rental contract and the tenant(s) must comply with the building rules.

10.8- The LESSEE must shovel the front and rear balconies to remove snow accumulation for safety exit purposes.

10.9- The LESSEE may not paint or make any changes to the apartment without the LESSOR's written approval.
